The second release of land at woodbury ridge is now available

Due to high levels of demand, an additional 6 lots have been made available alongside the 10 lots originally released for sale by Expressions of Interest. Lots are available in the Village, Hilltop and Riverside precincts, each with their own unique characteristics.  Construction has commenced and settlements are anticipated in late 2023.

The highly anticipated second release of land at Woodbury Ridge will be sold by Expression of Interest (EOI). Inspections will be available every Saturday in February from 1pm to 5pm and this Wednesday the 22nd of February 2023. Inspections for Wednesday will need to be booked via this link. No booking is required for Saturday inspections.

All lots within Woodbury will be delivered with the following services:

  • Fully sealed road access

  • Fully fenced with a bitumen sealed driveway entrance

  • Electric gate at the lot entry

  • 3 phase underground power to boundary

  • Non potable water supply to the boundary for irrigation and stock purposes

  • Provision for a future broadband connection when delivered to Sutton

We anticipate these lots to fetch a premium above those in the October release due to their superior location, elevation and/or aspect within the development.  The minimum reserves have been set as follows:

$1.0M within the Village precinct;

$1.21M within the east facing Hilltop precinct; and

$1.31M within the Riverside precinct.

The EOI process is dynamic and allows parties to put their best offer forward for consideration by the developers alongside other components of their EOI.  We anticipate pricing will exceed the reserve prices given the level of demand experienced.  Price will be significant factor in determining to accept an offer, however consideration will be given to a demonstrated understanding of the community, ecological and design philosophy that Woodbury Ridge is striving to achieve.

For your awareness, the lots sold within the October 2022 release ranged in price from:

$890k to $950k within the Village precinct;

$1.14M to $1.33M within the elevated Hilltop precinct; and

$1.08M to $1.25M within the Riverside precinct.

 

The EOI form is to be submitted on the required form and lodged on or before 5:00pm on Monday 27th February 2023 via email to woodbury@cplus1.com.au.  All sections of the form must be completed for your submission to be valid.
